For many aspiring buyers, the biggest hurdle to homeownership isn’t finding the right home—it’s securing the upfront funds needed to make it possible. The Federal Home Loan Bank of Atlanta (FHLB) offers several grant programs designed to bridge that gap and make purchasing a home more attainable. These programs provide valuable financial assistance for eligible homebuyers, but the funds are limited and available on a first-come, first-served basis. Acting early can make all the difference.


What Are Grants?

Grants are funds provided to homebuyers that do not need to be repaid, as long as the buyer meets the program’s basic requirements. Unlike loans, grants do not create additional debt or long‑term financial obligations. Their sole purpose is to help reduce the upfront costs of purchasing a home—most commonly the down payment and closing costs.

For many buyers, saving enough cash to cover these upfront expenses is the greatest barrier to homeownership. Grants help remove this obstacle by offering direct financial support, lowering the amount of money buyers must bring to the table. This makes homeownership more accessible for individuals and families who may qualify for a mortgage but struggle with the initial cash investment.

In simple terms: a grant is free financial assistance designed to make buying a home possible sooner, more affordably, and with less financial strain.

Available Grant Programs

Workforce Housing Plus Program (Up to $15,000)

This program supports a wide range of homebuyers, including moderate-income families. If your household income falls between 80.01% and 120% of the Area Median Income (AMI), you may qualify.

Key benefits:

  • Open to both first-time and repeat buyers
  • Funds may be used for down payment or closing costs
  • Designed to expand homeownership opportunities for middle-income households

Affordable Housing Program (AHP)

The AHP includes two grant options tailored to different types of buyers:

1. First-Time Homebuyer Grant (Up to $17,500)

A strong option for those preparing to purchase their first home.

Requirements:

  • Minimum $1,000 buyer contribution
  • Property must be your primary residence for at least 5 years
  • Household income must be at or below 80% of AMI

2. Community Partners Grant (Up to $20,000)

Created to support individuals who serve their communities.

Eligible applicants include:

  • Law enforcement officers
  • Educators
  • Healthcare professionals
  • Firefighters and other first responders
  • Veterans and active-duty military members
  • Surviving spouses of eligible service members

Requirements:

  • Minimum $1,000 contribution
  • Must occupy the home as your primary residence
  • No first-time homebuyer requirement
  • Household income must be at or below 80% of AMI

Act Quickly—Funds Are Limited

Funding for both the Workforce Housing Plus Program and the Affordable Housing Program becomes available February 23, 2026, and will be distributed until funds are exhausted.
